As a lender, we have access to a wide range of loan-level data and subscribe to several databases that cross-reference each other. By using a data layering strategy, we’re able to identify motivated sellers who share common situations.
For example:
If you focus on probate and are accustomed to working with heirs, this is the type of list we would run:
Properties that are potentially inherited with 50% or more equity
Currently delinquent on property taxes
Have had a foreclosure filing within the past 5 years
Tax bill mailing address differs from the property address
Owner is over 80 years old
This type of criteria produces a highly motivated list. I intentionally exclude death certificate or probate filings for two reasons:
There is far more competition targeting individuals solely through death certificate filings.
My criteria often identifies owners who have likely passed away, but whose families have not yet filed for probate—a situation that happens more often than not.
In many of these cases, even though the property has significant equity, the heirs cannot access it and are strapped for cash. That’s why delinquent taxes are a key part of my search criteria.
